Joyville Gurugram sits in Sector 102, directly on the Dwarka Expressway corridor. Joyville Gurugram is a residential development located along the Dwarka Expressway in Sector 102 of Gurugram, covering an extensive 18 acres (approximately 72,844 sq. m.) of land. The development has been rolled out in phases, beginning with an initial launch and followed by later towers such as Phase 2 and the Iris and Ame towers, reflecting sustained demand rather than a one-time sellout.
The unit mix spans compact to family-sized formats. Joyville Gurugram offers 2, 3, and 4 BHK homes starting at ₹2.14 cr. Carpet areas vary by typology: 2 BHK Luxury homes have a carpet area of 962-964 sq. ft., 3 BHK Grande homes have a carpet area of 1200 sq. ft., and the 3 BHK Luxury homes have a carpet area of 1320-1388 sq. ft. Construction has progressed steadily across towers; as of the last publicly tracked update, Joyville Gurugram comprises 13 towers of which three have received OC and are in the process of handing over flats, with the remaining towers scheduled for completion in phases.
The clubhouse anchors the amenity base. The project offers luxury homes, a 24,000 sq. ft. clubhouse and more than 30 amenities, along with smart home automation systems. Day-to-day recreation is spread across the towers rather than concentrated in one block: residents describe bang-on location and lots of greenery, a nice society with all the amenities, with each tower having its own mini clubhouse near the tower area. On sustainability, the development has a rainwater harvesting tank, low-flow fixtures, sewage treatment plant, AAC blocks, solar PV cells, and energy-efficient lighting in common areas, with STP water reused for flushing. This is consistent with the group's broader approach across the Joyville portfolio: Joyville Virar and Gurugram have received IFC (World Bank Group) certification, applying green building standards typically reserved for premium projects to the mid-income segment through a joint venture with international development finance partners.
Joyville is not a solo project but a co-invested platform. Joyville is a platform by Shapoorji Pallonji Group, ADB, IFC and Actis to develop housing projects in India, a USD 200-million platform. This structure has practical implications for construction funding. Shapoorji Pallonji Finance provides corporate financing solutions within the group, supporting project funding without reliance on external construction finance during volatile credit cycles, reducing the project-completion risk that has affected many Indian developers dependent on third-party lenders. For a buyer evaluating an under-construction purchase in Sector 102, that funding backbone is a distinguishing feature relative to smaller, single-project local developers.
Sector 102 has become one of the more closely watched micro-markets on Dwarka Expressway precisely because of the mix of developers building here. Sector 102 has distinguished itself as a prime residential hub on this corridor, with a great location midway along the expressway and easy access to Delhi, IGI Airport, and Gurgaon's job centers. The location has the least rural back drop and unauthorized colonies, with NH8, Railway Station (Gurugram), and Palam Vihar 15 minutes away, and IMT Manesar and Sohna Road also 15 minutes away. Residents of the development itself note the practical commute: the location is almost in the centre of Gurugram, with travel to Cyber Hub taking under 30 minutes even at peak hours. The wider expressway corridor has also matured considerably. The Dwarka Expressway is a 29.1 km highway linking Delhi (Dwarka) to Gurgaon, fully inaugurated by 2024-25, slashing travel time to IGI Airport to 20 minutes. Metro connectivity is catching up as well: the upcoming Gurugram Metro (Yellow Line) will include a spur to the Dwarka Expressway, with Phase-1 construction beginning in September 2025.

Sector 102 has seen some of the sharpest capital appreciation on the expressway, a relevant backdrop for anyone assessing a Joyville purchase as a long-term hold. A PropEquity study found that launch prices along Dwarka Expressway jumped from ₹9,434 per sq ft in 2020 to ₹18,668 per sq ft in 2024, a fivefold increase over 14 years from ₹3,750 per sq ft in 2010. Within the sector specifically, Sector 102 alone showed an annualized appreciation rate of 34.5 percent in recent analysis. On a per-square-foot basis today, the average sale price in Sector 102 stands at around ₹13,150 per sq ft, with average rental around ₹29 per sq ft.
