Shapoorji Pallonji Real Estate's presence in Action Area III, New Town, is not a single tower or a single launch. It is Shukhobrishti, a mass-housing township that the developer itself describes as one of the largest of its kind in the country.

Action Area III sits at the eastern edge of New Town's four-part master plan, and its character is different from Action Areas I and II. Shukhobrishti was conceived for low- and middle-income households rather than the luxury segment that Shapoorji Pallonji Real Estate pursues elsewhere in the country, such as its BKC 9 project in Bandra East, Mumbai, or its VANAHA township near Pune. Unit sizes at Shukhobrishti run from roughly 320 to 680 square feet across 1, 2 and 3 BHK configurations, and the township is built out in sequential phases, several of which — including Spandan and Spriha — carry their own registration numbers and possession timelines, with parts of the development already delivered and occupied.
Because the scale runs to 20,000 units, half of which the developer reports as completed and occupied, the township behaves less like a single project and more like a self-contained residential zone within Action Area III, with its own internal retail, movement patterns and community life that has built up over successive phases.
Living in Action Area III places a buyer close to the institutional and commercial spine of New Town without being inside its busiest core. Business hubs including the IT parks of Action Area III itself and Salt Lake Sector V sit within commuting distance, alongside established names such as Infosys, ITC Infotech and Wipro campuses in the wider Rajarhat corridor. On the social infrastructure side, Delhi Public School New Town and Tata Medical Center are both cited routinely as nearby anchors for families choosing this stretch of New Town, and St. Xavier's College also has a campus presence in Action Area III itself. For leisure, Eco Park, Mother's Wax Museum and City Centre II lie a short drive away.
New Town as a whole has been repriced upward in recent years. Average flat rates across the township are quoted at roughly ₹7,800 per square foot, with prices moving up about 9.9 percent over the last year and nearly 25 percent over three years. Within this, New Town also posts one of the city's higher rental yields, cited at around 13.3 percent in recent market analysis, ahead of established South Kolkata addresses. Against that backdrop, Shukhobrishti's original mandate — 1, 2 and 3 BHK homes priced for low- and middle-income buyers in the same corridor that now commands premium rates elsewhere — is what continues to set the Shapoorji Pallonji address apart within Action Area III: buyers get the location fundamentals of New Town's eastern growth corridor at an entry point built around affordability rather than luxury positioning.
Shapoorji Pallonji Real Estate operates as the residential arm of the Shapoorji Pallonji Group, a Mumbai-founded conglomerate that traces its origins to 1865. The group's construction history includes some of Mumbai's Fort-area landmarks and the post-2008 restoration work on the Taj Mahal Palace & Tower, and its real estate arm today reports a development potential of more than 142 million square feet nationally, with active launches concentrated in Mumbai, Pune, Kolkata and Mohali. Its Joyville brand, launched in 2016 for the affordable and mid-income segment, has a separate Kolkata presence in Howrah, a roughly 30-acre project offering over 2,500 units. Shukhobrishti in Action Area III predates Joyville as a brand but sits in the same affordable-housing philosophy, and remains the developer's largest single residential commitment in the city.
