SPRE's move into the National Capital Region was formally announced in 2018. Shapoorji Pallonji Real Estate is set to come up with 3 new projects in Delhi NCR region. Alongside residential product, SPRE operates a commercial IT-park asset under its SP Infocity brand in Sector 8, IMT Manesar, just off NH-8 in the Gurugram-Manesar industrial belt. SP Infocity Manesar is a commercial development with 100% power backup, chiller-based HVAC, fiber optic connectivity, and a 40,000 sq. ft. floor plate, spanning 1.1 million sq. ft. with 3-level basement parking. The asset is structured as a notified IT/ITES special economic zone. SP Infocity is positioned as Office Space in the IT Park/SEZ at Manesar Sector M8, NH 8, Gurgaon, and its projects are notified IT/ITES SEZs that allow clients to avail income tax and service tax exemptions and other duty benefits. This commercial holding has also drawn structured institutional capital: Motilal Oswal Alternates made an investment of Rs 450 crore in Shapoorji Pallonji Real Estate against two projects, one a partially completed, leased and operational commercial project in Manesar, the other a residential township launched in 2021.

Shapoorji Pallonji Real Estate is one of the leading realty firms in the country, with a development potential of over 142 million square feet. Nationally, the group's Joyville brand — the platform under which its Gurugram project is built — was introduced to bring a consistent mid-to-premium housing format to multiple cities. In 2016 the group launched the brand Joyville to deliver affordable homes across multiple locations nationwide, with Joyville-branded communities in Hinjewadi, Hadapsar, Virar, Gurugram, Howrah and Manjari.
