For years, Gurgaon's metro coverage — a single Yellow Line spur terminating at Millennium City Centre — lagged behind the city's physical growth. That is changing. Phase 1 of the new metro corridor carries a budget of ₹1,277 crore and will cover a 15.3 km elevated route with 14 stations stretching from Millennium City Centre to Basai. Eventually, the project will extend into a 30.5 km corridor, running through Old Gurgaon and finishing at Cyber City.
The expansion is designed to integrate with the Delhi–Dharuhera RRTS, with an interchange at Hero Honda Chowk. The metro line is still under construction with a target of mid-2027, meaning real estate gains along the new corridor are medium-term in nature. For established central sectors like Sector 46, which already sit close to the Millennium City Centre Yellow Line interchange, the expansion further consolidates an already-functional transit position.
Gurgaon's social infrastructure is concentrated in its central and southern sectors. The medical ecosystem is anchored by Medanta–The Medicity (one of India's largest multi-speciality hospitals) and Artemis Hospital, both within easy reach of the Sector 39–50 belt. Educational institutions within and near Sector 46 include Manav Rachna International School, Basant Valley Public School, BM College of Technology and Management, and IILM University. The city has over a dozen shopping malls and entertainment venues, with the Ambience Mall on NH-48 and the Omaxe Celebration Mall in Sohna Road among the most frequented. Open spaces like the Aravalli Biodiversity Park and urban forests provide greenery amid the density.
The current phase of Gurgaon's residential market is driven by professionals, families, NRIs, and institutional capital seeking stability, livability, and long-term value — a shift away from the speculative short-cycle activity that defined earlier years. Buyers increasingly prefer RERA-compliant, branded developers with proven delivery records. This dynamic benefits developers with long operating histories in the city.
