Shapoorji Pallonji Real Estate has opened the pre-launch of Shapoorji Pallonji Khopoli, a gated plotted township planned across a masterplan of more than 900 acres in Khopoli, Raigad district, Maharashtra. Expressions of interest are open to buyers who want priority access to the first phase, which is being marketed as a low-density community set in landscaped surroundings.
The first phase spans about 200 acres and includes approximately 526 premium residential plots. Plot sizes range from about 1,750 to 4,000 sq ft. The 2,000 sq ft plot offered at the Phase 1 launch is priced at ₹95 lakh, all-inclusive, and early buyers may be eligible for pre-launch benefits of up to ₹2.7 lakh.

RERA registration for the project is in progress under MahaRERA. Until registration is complete, the pre-launch stage continues, and the first phase remains the focus of sales activity.
Township scale and planned amenities
More than 70 percent of the township is planned as open green space, and a private forest of over 380 acres sits within the development. The central clubhouse spans 25,000 sq ft and is planned with the following facilities:
- Swimming pool and a separate kids' pool
- Fully equipped gymnasium
- Yoga and meditation zones
- Jogging and cycling tracks
- Landscaped gardens and parks
- Kids' play area and skating rink
- Multi-purpose sports courts and an amphitheatre for community events
- Retail and daily-needs shops within the township
A community centre, a sports complex and a proposed branded wellness resort on more than 20 acres are part of the longer-term plan. Infrastructure planned for the township includes 24/7 water supply, power backup, well-planned drainage and sewage systems, street lighting and gated access with round-the-clock security.
Location and connectivity
Khopoli sits in the Khalapur taluka of Raigad district and lies close to the Mumbai-Pune Expressway, which runs about 94.5 km between Kalamboli in Navi Mumbai and Kiwale near Pune. The town is also served by the Old Mumbai-Pune Highway and National Highway 4, and Mumbai is roughly a 90-minute drive away.
Khopoli railway station on the Central Railway suburban line is about 114 km from CSMT in Mumbai, and the station was revamped in 2019 with an additional platform. Navi Mumbai International Airport is planned to be easily reachable from the township once it is operational.
The corridor is gaining attention as a growth area within the Mumbai Metropolitan Region. Upcoming projects that may shape its development include the Navi Mumbai International Airport, the Mumbai Trans-Harbour Link, the proposed Khopoli-Lonavala missing link of the Mumbai-Pune Expressway, which would run about 13.3 km with eight lanes, and the Khopoli-Pali road. Industrial hubs at Panvel, Taloja and Rasayani are within reach of the area. Property prices in Khopoli remain comparatively affordable next to Mumbai and Pune, and other plotted developments such as Godrej Hills View Estate and Abhinandan Lodha Plots operate in the same belt.
About the developer
Shapoorji Pallonji Real Estate operates as the real-estate subsidiary of Shapoorji Pallonji & Company Private Limited, a Mumbai-headquartered group founded in 1865. The real-estate arm has developed about 19 million sq ft of residential and commercial projects across India and reports 85 delivered projects.
Among the group's landmark projects is The Imperial in Tardeo, Mumbai, completed in 2010, which was then among the tallest buildings in the country. Other notable deliveries include SP Infocity in Pune and Shukhobrishti in Kolkata. The developer launched its Joyville brand in 2016 to focus on affordable homes, and it has signed a memorandum of understanding with State Bank of India covering its existing housing projects across key markets. Shapoorji Pallonji Khopoli's listings also reference pre-approved home loan facilities from national banks.
What comes next
The developer has set a possession target of December 2028 for the first phase of Shapoorji Pallonji Khopoli. Between now and then, the milestones to watch are the completion of RERA registration, the opening of plot sales for the remaining configurations, and the progress of site development across the first 200 acres. Buyers interested in the plots can review the full project details on the Shapoorji Pallonji Khopoli project page.
