Shapoorji Pallonji opens Phase 1 plot EOI at Khopoli wellness township
Shapoorji Pallonji Real Estate has opened expressions of interest for Phase 1 of Shapoorji Pallonji Wellness Capital Khopoli, a gated plotted township planned on a 900-plus acre landholding in Khopoli, Raigad. The project is being presented under the name India's Wellness Capital and is in its pre-launch stage, with the developer listing September 2026 as its launch date.
The first phase covers more than 200 acres and is planned to accommodate over 500 units. The developer has priced its 2,000 sq ft Phase 1 plot at Rs 95 lakh on an all-inclusive basis, with other plot categories ranging from 1,750 sq ft to 4,000 sq ft. The targeted possession date for the first phase is December 2028.
Plot categories and Phase 1 details
The township is designed as a low-density community of plots and villa plots, with the developer's product range covering 1,750 sq ft, 2,000 sq ft, 2,400 sq ft, 3,000 sq ft and 4,000 sq ft categories. The 2,000 sq ft plot is the option currently open for Phase 1 expressions of interest, and it is the only plot size with a published all-inclusive price. Larger categories are offered on request.
The estate is set around a private forest of more than 380 acres, and the developer describes the land as sitting at an elevation of over 400 metres above sea level. Natural features within the land include a waterfall and a dam. The first cluster will include a community centre and a sports complex, each spanning more than 10 acres, along with a proposed branded wellness resort of more than 20 acres.

The planning follows vastu-oriented principles, with spacious plots and landscaped surroundings. The developer's positioning centres on wellness and nature as an alternative to high-rise apartment living, with the estate planned around the five elements of nature.
The location
Khopoli sits in the Khalapur taluka of Raigad district, close to the Mumbai-Pune Expressway. The newly opened Missing Link on the expressway, which began operating on 1 May 2026, runs from the Khopoli exit to Kusgaon and shortens the existing 19 km stretch to 13.3 km. Travel times between the two cities are expected to drop by around 20 to 30 minutes.
Khopoli is on National Highway 4, roughly 80 km from both Mumbai and Pune. It is also the last station on the Central Line of Mumbai's suburban rail network, about 114 km from CSMT. Navi Mumbai International Airport began commercial operations on 25 December 2025, and Khopoli is around 40 to 45 minutes away from it. International passenger services from the airport started on 15 July 2026. The Imagicaa theme park on Pali Road is a well-known landmark in the area, and several hotels operate close to it.
The wider region is also part of long-term planning. Mumbai 3.0, a planned 323 sq km city spanning 124 villages in Raigad, is positioned near Atal Setu and Navi Mumbai International Airport, with MMRDA appointed to develop it over two decades. Plans for Metro Line 8, the Gold Line, linking Mumbai's existing airport with the new Navi Mumbai airport, have also been announced. Colliers India ranked Khopoli first among emerging real estate micromarkets in its December 2024 research and forecast price appreciation of 3.9 times by 2030.
